If you are serious about buying a home, getting Pre-Approved by your lender is a very important step. Offers cannot be accepted without a Pre-Approval letter. It is also important to know how much you can afford before getting your heart set on a property beyond your budget. It is also important to not that Pre-Approval letters are different from pre-qualification letters. Pre-qualifications are loan estimates based on information provided by you, while a Pre-Approval is a verified amount the lender is willing to let you borrow based on your information and documents. ESCROW & CLOSING COSTS
Closing costs are the fees charged by lenders and third parties to process your loan. These fees are typically paid at the closing of your mortgage, hence the name. Closing costs are usually paid by the Buyer, though on some loans such as VA Loans, the Seller pays a portion of the costs. You can also negotiate closing cost payments in your offer.
You can expect to pay 2-5% of the home loan in closing costs such as:
- Survey fee (covers the cost of verifying property lines).
- Appraisal fee.
- Title Insurance and Search Fees.
- Recording fee (paid to a city or county in exchange for recording the new land records).
- Underwriting fee (covers the cost of evaluating a mortgage loan application).
- Escrow deposit (may pay for a couple months’ property taxes and private mortgage insurance).
- A loan origination fee (lenders charge for processing the loan paperwork for you).
Lenders are required by law to provide a good faith estimate (GFE) of your closing costs within 3 days of applying for a loan. But as the name applies, the GFE is an estimation of costs. They can vary up to 10%, but you will receive a HUD-1 prior to closing outlining all costs.
Home Warranties typically come in two forms – Homebuilder Warranties on new homes and Home Warranty Policies for existing homes. Home Warranties are usually seen as a bonus incentive paid by the home seller or even Real Estate Agent. But sometimes a Buyer will purchase a policy for foreclosures and short sales. HomeBuilder Warranties are usually included in the sales price of the new home.
